Roofing Guide

Where do I start? How much does my insurance cover? We understand your hesitation and information that you might not have to make a decision on your roof or project. We put together this roofing guide to help you with the Tri21 process. We have the experience, expertise, and understanding to help you every step of the way.

1. WHERE DO I START?

  • Contact us to schedule a free roofing inspection.

    • Our representative will take photos during the inspection to discuss any roofing concerns.

  • If ample damage exists, our representative will file an insurance claim on your behalf and continue assisting you until the claim is settled.

  • • After filing a claim, a desk adjuster will call you between 48-72 hours to introduce themself.

    • A field adjuster will then call you to set up an appointment to inspect your roof. Get their name, number, and anticipated inspection date, then let us know, so we can be there to represent you. DO NOT ATTEMPT TO HANDLE THIS APPOINTMENT WITHOUT US. It is our job to ensure the field adjuster is aware of all existing damage.

    • The field adjuster will then make their report and send it to the desk adjuster, who ultimately makes the decision (approval/denial) through pictures taken by the field adjuster.

  • Yes. We understand even deductibles can be difficult to pay for out-of-pocket. We partner with some of the premier companies in the roofing industry to relieve the burden of the large monetary responsibility in paying for either your deductible or the whole roof out-of-pocket.

2. INSURANCE ✅

  • • A copy of the inspection report will be mailed or emailed to you.

    • Send the report to your project manager for review. Mistakes happen and things get missed.

  • With your permission, we team up with Destination Claims ensuring that your insurance company didn’t skimp on any items needed to get your house put together properly.

    With year of experience on the insurance side as adjusters, the team over at Destination Claims is now working for you guys…the HOMEOWNERS! They know how to talk the insurance lingo.

    They allow us to do our job the best way possible for you while taking over communication with your insurance company allowing for a fully turnkey project.

  • You pay them NOTHING from your own pocket!!! They are paid from the insurance claim money! The insurance company pays them.

  • • The insurance company will mail you the first check, known as the Net Estimate check.

    Actual Cost Value (ACV) portion of the claim= the homeowner’s owed deductible + Net Estimate Check.

    • If there is a mortgage on the property, then contact your mortgage company’s “Loss Drafts Department” for their mailing address, then mail the Net Estimate check for endorsement (as the mortgage company’s name will also appear on the Net Estimate check).

    Rarely, the mortgage company request you endorse the check before mailing it to them.

  • • Occasionally, the insurance company directly deposits the funds into your account, which bypasses the mortgage company. In this case, a personal check is written from you to us.

    • Once your mortgage company returns the check to you, call us to collect the check, along with your deductible.

  • No; by law, absorbing your deductible is considered insurance fraud.

  • Often times, the insurance’s loss of summary report eliminates certain items. During this, a supplement will be written to the insurance and an additional check will be sent to you to give to your project manager. This may happen before, after, or both the install.

  • It isn’t over unless you want it to be. There are many other routes we can take with the claim. Mostly, we have the ability and expertise to challenge their decision by using the same corporate-grade software to ensure no facets are overlooked.

    GREAT NEWS!!! This is another great reason to allow Destination Claims to work with us. They will fight for you!

    In the slight chance Destination Claims can’t get your insurance to budge, the final option is to get our lawyer involved who specializes in roof claims. You won’t owe him anything from your own pocket. He only gets paid if he can get the insurance company to overturn their denial and they pay him for it.

  • We realize roof replacements aren’t always covered by insurance. We can meet with you to discuss different options and find one that works for you.

3. DESIGN TIME

  • • Tri 21 installs top-of-the-line shingles manufactured by Atlas and Certainteed.

  • Please reach out to your project manager for a list of local installations and their colors to see the roof in person.

4. Installation

  • • On average, we begin your installation two weeks after receiving your first payment. Expect your installation to last 1-3 days.

    • Weather plays an important role in our schedule. Inclement weather sometimes delays all scheduled installations. You will be notified immediately of any scheduling changes.

  • • Our installers arrive early, while the project manager supervises throughout the day. Please be sure the driveway is clear of all vehicles and other objects. Our dump trailer will be placed in the driveway for the duration of your installation.

    • Installers cover the landscape, pool, air conditioner, and other immovable objects for maximum safety and protection.

    • Ask your project manager about our upgraded landscape protection offers

    • Expect a document prior to installation explaining what to do before the installation and any possible instances that may occur during the install.

    • Prepare for intense noise lasting from start to finish — lots of hammering, falling items, etc. Installers clean throughout the process.

  • • Upon roof completion, your project manager will do a final nail-sweep, and then walk the property with you to discuss your questions/concerns.

  • • Your project manager will take and submit pictures of your new roof to the insurance company, obtain a signed letter of completion, and request a customer satisfaction review before leaving.

    • We submit all required pictures and documents to your insurance company for their approval. They send you the depreciation check, also known as the final check. The final check is the balance owed on your roof replacement, unless there is a supplement.

  • • Occasionally, we notice items initially left off of the report, or we find things during installation that your insurance is responsible for. These are called supplements. If necessary, we submit a supplement, and then your insurance company mails you a third check, which is the remaining balance of your installation.

    • All funds are sent to the homeowner, then paid to us.

    • A homeowner should never owe more than their deductible unless they choose any upgrades offered by Tri-21 Roofing.

  • • Once the installation has been paid in full, we submit your shingle warranty coverage. The shingle manufacturer will mail your warranty documents. Depending on the manufacturer, warranty information is subject to change. Your project manager will provide for the shingles selected during the ordering process.

  • • For roof replacements, Tri-21 Roofing offers a two-year labor warranty.

  • We will use basic blue tarps. However, we do offer state of the art landscape and pool protection with our custom Catch All system. Ask your project manager for details.
